Luxury apartments, hotel coming to Oviedo site

A 25-acre parcel near Oviedo’s soon-to-open hospital will soon become a bustling mixed-use development of apartments, offices and a hotel.

The Klein Co. of Philadelphia wants to build 296 apartments, 100,000 square feet of Class A office space and a 100-room hotel. The project, known as Dwell at Oviedo, is located on 25 acres north of Oviedo Mall Boulevard, between S.R. 417 and West Broadway Street.

Oviedo planners and the city council recently approved the preliminary Development Plan for Phase 1, which includes the apartments. The 296 units would be laid out in four 4-story buildings across 13 acres. Amenities would include a dog park, open/recreation space, a clubhouse and detached garages for residents.

The apartments would be similar to those constructed near Lake Nona (Dwell Nona Place), said Clay Chandler, The Klein Co.’s vice president of development. The company also developed Dwell Maitland.

Chandler said the next step will be to receive final approval for the Phase 1 site plan. Once that is approved, Chandler said his firm will be prepared to hire contractors and secure financing for the project. Construction is expected to begin in early 2017.

There is no timetable for building the office and hotel phases of the project, Chandler said. The Klein Co. is currently marketing those parts of the development to office brokers and hotel companies.

“We’ve had a lot of interest on the office space, but we may be a little before our time on the hotel,” Chandler said.

Strategically, the site location is ideal to take advantage of the new 198,000-square-foot full-service Oviedo Medical Center, which is expected to open in early 2017.

Chandler said The Klein Co. is soliciting proposals from hotel companies, office developers and lending/equity partners to finance the office and hotel development.
